Nine residential ZIP codes carry a Boca Raton mailing address: 33496, 33498, 33434, 33428, 33433, 33431, 33487, 33486, 33432. Together they hold about 99,855 homes in county records. A few other Boca Raton ZIP codes are used only for post-office boxes.

Is West Boca part of the City of Boca Raton?

Mostly not. About 60% of homes with a Boca Raton address are in unincorporated Palm Beach County — most of 33428, 33433, 33434, 33496 and all of 33498. That changes who provides services, permits and some taxes, but not the mailing address.

Which Boca Raton communities require a country-club membership?

Country-club communities with mandatory or equity membership include Boca West, Broken Sound, Woodfield Country Club, The Polo Club, St. Andrews Country Club, Boca Woods Country Club, Boca Grove Plantation, Stonebridge Country Club, Bocaire Country Club. Membership categories, initiation and dues change — get them in writing from the club.

Home counts and housing types come from every residential record in the Palm Beach County Property Appraiser's parcel data, grouped by recorded subdivision into the community names buyers use. Each home was matched to the School District of Palm Beach County's published attendance boundaries and to city/county limits. Data retrieved October 9, 2026.

School zones change. Boundaries are set by the School Board and can be revised, and choice, magnet and K-8 programs have their own rules. Always confirm a specific address with the District's official school locator. We do not rank schools or describe communities by the people who live there.

Gated, 55+, club and HOA notes were researched from public sources and are a starting point — association documents, the club and the HOA control. “Unknown” means we could not confirm it from a public source.
