1. Price it from a written analysis
We start with a comparative market analysis: recent comparable closed sales, the active and pending homes buyers will compare yours with, condition and features, location, and association costs. You see the evidence and choose the list price.
2. Prepare the home and its records
We walk the property with you and agree what to fix, declutter or set up before the photographer arrives, and gather what buyers will ask for first — permits, association documents, and dock, seawall and flood records for waterfront homes.
3. Produce the visual package
Professional photography, drone and aerial images, a video walkthrough and a 3D virtual tour, planned for the property. Aerials matter most for waterfront homes and larger lots, where the water, dock and setting are what buyers are paying for.
4. Launch on the MLS and the major portals
Your home goes live on the MLS, which syndicates it to the major search portals such as Zillow, Realtor.com and Homes.com, and on its own page on teambasaran.com in English, Turkish and Spanish.
5. Put it in front of likely buyers
Targeted paid social ads on Facebook and Instagram, run within the platforms' housing-ad rules and the Fair Housing Act, plus public open houses and broker opens scheduled with your approval.[2]
6. Review the results and adjust
We go through showing feedback, online activity, new competition and any price changes in your market with you, and recommend what to change — presentation, ad audience, open-house timing or price. Every decision stays yours.
