What we count—and what we refuse to assume

  1. 1Counts come from Anthony Basaran's verified public Track Record dataset and its underlying closing-file audit.
  2. 2Duplicate folders, referral copies and installment records are excluded from the transaction count.
  3. 3Sale totals include sale closing amounts only. Lease records display monthly rent and are never added to sale volume here.
  4. 4No represented side, client identity, negotiation detail, financing result or causal claim is added unless the source archive establishes it.
  5. 5Past performance does not guarantee future results, and these summaries are not property valuations.
