These Terms govern this website and communications with Anthony Basaran, P.A., under LoKation Real Estate (“we,” “us,” or “our”). By using the website, you agree to these Terms. If you do not agree, do not use the website.

1. Brand, Entity, and Brokerage

The Basaran Group is the customer-facing real-estate brand led by Anthony Basaran. Anthony Basaran, P.A. is the legal entity. Real-estate services are provided under LoKation Real Estate. The Basaran Group and Anthony Basaran, P.A. are not represented as separate brokerages.

2. General Information Only

Website content is general information. It is not a property valuation, investment recommendation, tax advice, legal advice, financing approval, or substitute for advice from an appropriately licensed professional.

Property availability, pricing, taxes, insurance, association information, measurements, school information, and third-party data may change and should be independently verified.

3. Real-Estate Services

Real-estate services are performed only through the identified licensed professional and brokerage and are subject to applicable written agreements and disclosures. Website use or form submission alone does not create a broker-client, fiduciary, agency, or other professional relationship.

We support fair housing and equal-opportunity principles and do not discriminate based on any characteristic protected by applicable law.

4. Website Inquiries

Submitting a form or message does not guarantee a response, appointment, representation, or transaction. The online form shows success only after its server accepts the inquiry. You represent that submitted information is accurate and that you are authorized to provide it.

Do not send Social Security numbers, bank credentials, government identification, medical information, or other highly sensitive information through an ordinary form, email, or text message.

5. SMS/MMS Program

Program and sender

After separate affirmative opt-in, Anthony Basaran, P.A. (The Basaran Group) may send recurring customer-care text messages about your real-estate inquiry, requested information, appointments, document reminders, and follow-up.

Consent

Consent is optional, applies only to the telephone number and purposes disclosed at opt-in, and is not a condition of purchasing goods or services. A general inquiry can be submitted without SMS consent. SMS consent does not authorize artificial or prerecorded calls, marketing calls, call recording, or every communication channel.

Frequency and charges

Message frequency varies. Message and data rates may apply.

STOP and HELP

Carrier disclaimer

Wireless carriers are not liable for delayed or undelivered messages. Delivery depends on carrier availability, network conditions, and device compatibility.

Mobile information

Mobile numbers, SMS opt-in data, and consent records are not sold or shared with third parties or affiliates for their own marketing or promotional purposes. They may be disclosed only to service providers needed to deliver and administer the messaging program or when required by law.

Eligibility and changes

You must be at least 18 or have guardian permission and must be the subscriber, customary user, or otherwise authorized to consent for the number. We may change or discontinue the program, but an existing STOP request remains effective unless valid later consent is documented.

6. AI-Assisted Communications

We may use AI tools to route inquiries, schedule appointments, draft or summarize communications, and assist human review. AI output does not replace licensed professional judgment and may not make binding representations. Any AI voice use requires separate launch approval and controls for disclosure, consent basis, Do-Not-Call screening, lawful calling hours, caller identity, recording-consent rules, verbal opt-out, and human escalation.

7. Acceptable Use

• Do not use the website for unlawful, fraudulent, abusive, threatening, or deceptive purposes.
• Do not attempt unauthorized access, introduce malware, impersonate another person, submit information without authorization, overload the service, or evade security controls.

8. Intellectual Property

Unless otherwise stated, website text, branding, graphics, layouts, and original materials are owned by or licensed to Anthony Basaran, P.A. Property photographs, listings, platform data, brokerage marks, and third-party content may be subject to separate rights and restrictions.

10. Disclaimer of Warranties

11. Limitation of Liability

To the maximum extent permitted by law, Anthony Basaran, Anthony Basaran, P.A., The Basaran Group, and their service providers will not be liable for indirect, incidental, special, consequential, exemplary, or punitive damages arising from website or communication use. Nothing limits liability that cannot legally be limited.

12. Indemnification
