What is the yearly property tax calendar?
State law sets the same basic schedule in every county:
- January 1: property is valued and exemption status is set for the year.
- March 1: deadline to apply for homestead and other exemptions.

How does paying work in Palm Beach and Broward?
The Palm Beach County Tax Collector mails more than 600,000 bills by November 1 to the mailing address on file with the property appraiser. Payments must arrive by the last business day of a month to get that month's discount, deadlines that fall on a weekend or holiday move to the next business day, and delinquent taxes cannot be paid online.
The Broward County Tax Collector also mails bills on November 1. Delinquent Broward property tax bills incur 3% interest plus advertising costs. Online card payments carry a 2.55% processing fee, while electronic checks have no listed fee. Broward also offers a partial payment option of up to five payments of at least $100 each on the current bill, arranged by contacting the tax collector.[3][4]
What about escrow, installments and first-year buyers?
If your mortgage includes an escrow account, the bill goes to your mortgage company and you receive a courtesy copy, according to the Broward County Property Appraiser. If you bought the home this year, you are responsible for the entire bill when it arrives in November, because the seller's share was typically credited to you at closing. Not receiving a bill does not excuse late payment. If you sold a property, Palm Beach County asks that its bill be forwarded to the new owner or reported through the tax collector's Property Sold Form.
Both tax collectors offer installment plans. Broward's requires enrolling between November 1 and April 30 for the next tax year, with payments due June 30 (6% discount), September 30 (4.5%), December 31 (3%) and March 31 (no discount).[3][4][5]
