How do the two homestead exemptions add up?
Florida's homestead exemption has two parts. The first $25,000 of assessed value is exempt from all property taxes except special-benefit assessments. The second part applies to assessed value above $50,000 and only to non-school levies, such as county, city and special-district taxes.

Possibly. As of October 2026, a proposed constitutional amendment, Amendment 3, is on Florida's November 3, 2026 general election ballot and needs approval from at least 60% of voters. According to the Palm Beach County Property Appraiser, if approved it would take effect January 1, 2027 and raise the homestead exemption for non-school taxes to as much as $150,000 in 2027 and $250,000 in 2028, with inflation adjustments after that.
The school-tax exemption would stay at $25,000, and the annual assessment cap for certain non-homestead property would drop from 10% to 5%.
