Seven Bridges is a gated GL Homes community of 701 single-family homes built in 2015–2020 on Lyons Road between Clint Moore Road and Atlantic Avenue, in unincorporated Palm Beach County with Delray Beach (33446) mailing addresses. The homes

GL Homes opened sales in March 2014 with four collections of single-family homes from 2,450 to over 7,500 sq ft, three to six bedrooms, priced from the $600,000s to $2 million.[1][2]

Property Appraiser records for all 701 homes show 2,460 to 8,758 sq ft under air (median 4,331), 492 two-story and 209 one-story homes on lots of 0.16 to 0.77 acre, 575 homes with an in-ground pool and 36 with an elevator. Homes were built from 2015 to 2020 on the "Hyder AGR PUD" plats.[3]

Clubhouse and amenities

The clubhouse campus is a 9.23-acre recreation tract at 16701 Cabernet Drive. The Property Appraiser records two buildings completed in 2016 — 26,858 sq ft and 2,307 sq ft. The homeowners association also owns about 124 acres of lakes and water-management tracts; GL Homes designed the community around a series of bridges connecting its neighborhoods and amenities.[10][2]

At launch GL Homes described 13 lighted tennis courts (12 Har-Tru clay and one hard court) with a pro shop. In 2017 the Sun Sentinel described the clubhouse's lounge, card and game rooms, indoor sports court, fitness center, saunas, massage rooms, resort and lap pools, a water park and a restaurant. HOA, fees and what to ask for

Seven Bridges is governed by Seven Bridges Homeowners Association, Inc., which GL Homes turned over to homeowners on August 1, 2020. No Community Development District appears on Palm Beach County's special-district list for Seven Bridges or the Hyder development.[6][7][8]

The association doesn't publish its dues, any resale capital contribution or its leasing rules online. Before signing, ask for the association's estoppel certificate — Florida law sets what it must state, including regular assessments and fees due on a sale — together with the current budget and the recorded declaration.[12]

Land and planning

Seven Bridges is part of the Hyder AGR-PUD (Control No. 2005-00455), rezoned to AGR-PUD by Palm Beach County in February 2006. The county's 2023 staff report refers to it as "Hyder (Seven Bridges)" and describes the development area as built out at 1,205 homes — Seven Bridges plus Boca Bridges to the south. In the Agricultural Reserve, a development keeps at least 60% of its land as preserve.[5][9]

The community is on the west side of Lyons Road between Clint Moore Road and Atlantic Avenue. Atlantic Avenue meets Florida's Turnpike at Exit 81.[1][13]
