Dell Park is a City of Delray Beach neighborhood of 164 single-family lots just north of downtown, between North Swinton Avenue and NE 3rd Avenue above George Bush Boulevard (ZIP 33444). Its plat dates to at least 1926, and homes range from 1920s cottages to new construction on lots of about 7,500 sq ft. The homes
Property Appraiser records show a mix of eras: 99 of the homes were built before 1960 and 31 since 2010, with a median year of 1957. Most are one-story (131) with a median of about 1,545 sq ft under air on lots of about 7,500 sq ft; 84 have an in-ground pool. City historic reports describe 1930s frame vernacular, bungalow and mission-revival houses on 50-foot lots along NE 12th Street.[1][5]
Zoning and rebuilding
The neighborhood is zoned R-1-AA from Swinton Avenue to NE 2nd Avenue and R-1-A from NE 2nd to NE 3rd Avenue, with residential-office (RO) zoning along George Bush Boulevard. Under the City's Land Development Regulations, R-1-AA requires 9,500 sq ft lots (75 feet wide) and R-1-A 7,500 sq ft (60 feet wide), both with a 35-foot height limit. A 2026 ordinance (10-26) allows one main home per lot in the R-1 districts and lets a single-family home be built on any lot of record with at least 50 feet of frontage.[2][7]
Historic context
Dell Park is not inside a local historic district, but the Del-Ida Park Historic District lies directly south across George Bush Boulevard. Two houses in the neighborhood are individually designated: the O'Neal House, a Mediterranean Revival home from about 1926, and the Amelung House, a 1937 Sears kit house moved to NE 12th Street in 2003.[3][4][5]
Getting around
Atlantic Avenue is about a mile south via Swinton Avenue or NE 2nd Avenue. George Bush Boulevard runs east about 0.8 mile to the beach road (A1A), crossing the Intracoastal Waterway on a drawbridge. The City's 13th Street playground is inside the neighborhood, and Lake View Park on Lake Ida, with a boat launch, is about half a mile west. None of the lots are on the water.[10][11][8]
